#1071R – The Listing Agreement

Nebraska Real Estate Commission Approved Continuing Education Course

A properly completed listing agreement is the foundation of the relationship between a seller and their real estate brokerage. #1071R The Listing Agreement takes Nebraska real estate licensees through the listing process from beginning to end, with a practical look at the listing contract and the documents, disclosures, and requirements that accompany it.

This course examines the important provisions of the Listing Agreement, including the responsibilities of the seller, designated broker, and affiliated licensee; listing terms; compensation; property information; marketing; offers; and other provisions that can affect the brokerage relationship and transaction.

The course goes beyond simply completing the listing contract. Licensees will also review the associated forms and documents commonly used when taking and marketing a Nebraska real estate listing, including seller property condition disclosures, agency disclosure and brokerage relationships, lead based paint disclosures when applicable, and other required or commonly used documents.

The class will also discuss MLS input requirements and rules, helping licensees understand the importance of accurately entering and maintaining listing information, properly representing the property, and complying with applicable MLS requirements throughout the listing period.

Topics include:

  • Understanding the Nebraska Listing Agreement
  • Establishing the brokerage relationship with the seller
  • Duties and responsibilities of the seller and real estate licensee
