Things to know before you start

Nebraska Salesperson's License

Current Requirements (through December 31, 2025)

  • Minimum age: 19 years
  • Education: High school diploma or equivalent (e.g., GED)
  • Pre-licensing education: 66 clock hours approved by the Nebraska Real Estate Commission, consisting of:
    • Any two Nebraska Real Estate Commission–approved 30-hour pre-licensing courses
    • Course #0003 – the 6-hour course Developing Professional Conduct & Ethical Practices
  • Background check: Satisfactory criminal background check with the Nebraska Real Estate Commission that is less than 1 year old

Effective January 1, 2026

  • Minimum age: 19 years
  • Education: High school diploma or equivalent (e.g., GED)
  • Pre-licensing education: 96 clock hours approved by the Nebraska Real Estate Commission, consisting of:
    1. Required Course 1: #0040 – Real Estate Principles & Practices (30 hours)
    2. Required Course 2: #0047R – Nebraska License Law (30 hours)
    3. Elective Course 3 (choose one 30-hour course):
      • #0041 – Real Estate Law
      • #0042R – Real Estate Finance
      • #0043 – Real Estate Investments
      • #0044PM – Real Estate Property Management
      • #0045R – Real Estate Sales & Brokerage
    4. Required Course 4: #0003 – the 6-hour course Developing Professional Conduct & Ethical Practices
  • Background check: Satisfactory criminal background check with the Nebraska Real Estate Commission that is less than 1 year old

Nebraska Broker's License

For those who already have their Salespersons License and wish to obtain a Broker’s license, you must:

Current Requirements (through December 31, 2025)

  • Have reached 19 years of age
  • Have a high school diploma or equivalent (e.g., GED)
  • Have 2 years of full-time Salespersons experience (or part-time equivalent)*
  • Have completed two additional 30-hour pre-licensing courses approved by the Nebraska Real Estate Commission.
    You can’t repeat a pre-licensing course that you used for your Salespersons license.
  • Have completed Course #0003 – the 6-hour course Developing Professional Conduct & Ethical Practices (unless previously completed for your Salesperson’s license)
  • Have a satisfactory criminal background check with the Nebraska Real Estate Commission less than 1 year old

Effective January 1, 2026

  • Have reached 19 years of age
  • Have a high school diploma or equivalent (e.g., GED)
  • Have 2 years of full-time Salespersons experience (or part-time equivalent)*
  • Have completed two additional 30-hour pre-licensing courses approved by the Nebraska Real Estate Commission.

  • Have completed Course #0003 – the 6-hour course Developing Professional Conduct & Ethical Practices (unless previously completed with Salesperson’s license)
  • Have a satisfactory criminal background check with the Nebraska Real Estate Commission less than 1 year old

*NOTE: Experience as a Salesperson must be verified and meet Nebraska Real Estate Commission standards.

All Salespersons and Associate Brokers MUST attend a 12-Hours, Real Estate Commission approved training course within 6-months of obtaining your real estate license.

Exam Application

All applicants must provide the Real Estate Commission with a criminal background check run by the State Patrol. Contact the Real Estate Commission for the criminal background check information and for the license application:

When you have completed your courses, return the application to the Real Estate Commission along with copies of your certificates of completion.

Exam

All applicants must pass the state licensing exam given by the Nebraska Real Estate Commission. The computerized licensing exam is offered Monday through Friday in Omaha, Lincoln, North Platte, and Scottsbluff and one Saturday a month in either Omaha or Lincoln.
